Yesterday marked an exciting milestone in downtown Detroit as Roncelli proudly broke ground on The Reckmeyer, an innovative residential development led by Basco in Detroit’s historic Paradise Valley neighborhood. The ceremonybrought together city leaders, including Mayor Mike Duggan, City Council President Mary Sheffield, and Basco Founder and President Roger Basmajian, who all celebrated the start of this
remarkable project. With speeches that highlighted Detroit’s ongoing transformation, it was a beautiful day for the city and the local community.
The Reckmeyer will stand as an eight-story residential building featuring 80 residential units designed to offer both elegance and inclusivity. Comprising studios, one-bedroom, two-bedroom, and penthouse apartments, this development aims to meet the growing demand for urban housing while preserving accessibility in the heart of downtown. To that end, 20% of these new apartments will be offered at 60% of the area median income, making downtown living accessible for more Detroiters. This approach means that nearly one-fifth of the building’s units will be available at approximately $1,000 a month—an extraordinary opportunity for those seeking affordable housing close to the city’s bustling stadiums, cultural landmarks, and employment centers.
Mayor Mike Duggan praised the project’s design, stating, “The design of this is brilliant. Roger realized the only way the storefronts were going to work is if you build density in the neighborhood, and so he’s building up 8 stories and 80 new units. Who wouldn’t want to be in a downtown apartment at $1,000 a month, a couple blocks from the stadiums and in the heart of downtown?”
In addition to residential space, The Reckmeyer’s ground floor will host one or two retail or restaurant spaces, creating a vibrant, active streetscape. Residents will enjoy modern amenities, including a community room, fitness center, pet wash station, and ample storage for both tenants and bicycles. This array of offerings positions The Reckmeyer as a model for urban living that seamlessly combines comfort, convenience, and community-oriented design.
