Roncelli’s Real Estate Division structured a build to lease agreement between the landlord, Fruit & Nuts, L.L.C. and Nino Salvaggio International Market for this 5.7 acre site with a new 53,000 square foot, state-of-the-art Gourmet Market on Hall Road in Clinton Township, Michigan.
Roncelli completed the construction in less than three months. This market has been referred to as a “Theatre” of food and innovative services. Roncelli, as the Design-Build Contractor, worked closely with the Landlord and Nino Salvaggio’s team to make this marketplace dream a reality.
The building is composed of concrete foundations, steel columns and joists, single-wythe masonry walls visible from both sides, a concrete slab and an EPDM roof on steel roof deck. The building has large elliptical windows across the front of the building with black iron banana leaf patterned balconies and circular stairs at each end to give the building a New Orleans look.
With special attention to lighting, at night the underside of the canopy glows thru the curtain wall glass above the front entrance. The north façade has copper gas lanterns that hang in front of each window and at the main entrance. The 6’ fireplaces within the 42’ piers frame the entrance along with the cobblestone stamped concrete, which enhances the New Orleans character of the building.
