Schedules, three-week look ahead schedules and schedule risks are routinely coordinated, updated and expedited, using our cloud-based project management software. We strive to manage our trade partners to be as efficient as possible.

Budget, budget variances, potential change orders and change orders are always up to date and available using our cloud-based project management software. When it comes to cost control, we don’t tolerate surprises.

Safety Planning

Many ways to be your construction partner

Every owner and every project are different. We’re ready to collaborate, adapt and engage in solutions that work for you. But some of the traditional delivery methods we love working within are as follows:

We partner with you to build your vision and are paid a fee based on the costs of the project. By joining as a CM during preconstruction, we can put decades of experience to work by collaborating with you and your architect to reduce cost as they design, confirm constructability and expedite the schedule. Getting involved early can help reduce costs and make smart decisions quickly to fast-track construction. But we’re happy to join as your CM partner after design is complete as well.

Much like a traditional CM partnership, under an “at-risk” approach, we’ll work with you and architects to design-to-budget and, then assume the risk of the project costs through a Guaranteed Maximum Price (GMP), typically agreed to after the issuing of Construction Drawings (CDs). While taking on additional risk typically commands a higher fee, owners who cannot carry the risk appreciate a trusted partner like Roncelli to guarantee a maximum price.
Under CM partnerships, you get the peace of mind of Roncelli managing subcontracts, schedules, trade partner costs and associated risks. Sometimes, an owner prefers to carry these risks in exchange for a reduced fee. If this is your preferred method, we will integrate as part of your team and provide advisement in making trade contractor selections, construction decisions and managing the work.
A design-build approach is the most fast-tracked, streamlined option for building. Tried and true, under this engagement method, we partner with architect and engineering partners to become your one-stop shop for designing, planning and executing. Having one partner to bear all risk and a seriously expedited schedule are the benefits of this type of engagement.
Also known as the “design-bid-build” approach, we estimate the cost, bring in qualified trade partners and submit a firm price for construction after the design is complete. This is a preferred method for owners who are confident in their design documents and building selections and won’t make changes to their design during the building process. With Roncelli, you can be sure the quality of the work will match the vision of the design.
This method is a management and construction engagement where we provide facility planning services, construction management services and day-to-day maintenance and repair services in one bundle. The engagement is a turnkey solution that allows owners to focus on their core business by removing the daily distractions of maintenance and repairs while simultaneously keeping them focused on long-term construction goals and projects.
