Roncelli served as the Construction Manager Consultant for the renovation of this 13 story building located at the corner of Griswold and State Street in historic Capital Park in Detroit, MI. The lower 6 floors house the new offices for the Archdiocese of Detroit and the upper 7 floors are comprised of new residential apartments.
Roncelli provided on site Construction Project Management and Administration and Supervisory services with a team of multi-disciplined professionals. Roncelli’s project controls systems were tailored specifically to this project’s requirements with an emphasis on the management and distribution of project data and communications between the developer, CM, A/E and the trade contractors.
Project challenges related to the site’s urban, downtown business district, involved tight, complex site logistics limiting trade contractor staging areas for the movement of materials and equipment into the building. Material deliveries were scheduled when vehicle and pedestrian traffic levels were low. The simultaneous installation of new elevators in the building while renovation work was occurring meant that the vertical movement of workers and materials was accomplished predominately through existing stairways. Roof mounted mechanical equipment was lifted 13 stories into place by the use of a jumbo crane that was staged in the middle of Griswold. The end result was a huge success with timely occupancy of the AOD space and the leasing of apartments to an eager tenant market.
