14,000 SF
This project involved the renovation of approximately 14,000 square feet of existing shell space and adjacent corridors to create a new Intermediate Care Unit designed to enhance patient care and operational efficiency. The completed unit delivers 16 new patient rooms, each intended for single occupancy while maintaining the flexibility to accommodate double occupancy during surge conditions. In addition, three existing patient rooms were renovated, bringing the total unit capacity to 19 patient rooms at opening.
The scope of work extended beyond patient rooms to include a full suite of staff support spaces, such as staff lounges, offices, two nurse stations, charting areas, nourishment spaces, clean and soiled holding rooms, storage areas, and equipment rooms. Significant mechanical, electrical, and plumbing infrastructure upgrades were completed to support the clinical needs of the unit and ensure long-term functionality.
A substantial portion of the work required extensive underfloor plumbing, which demanded daily coordination within an active healthcare environment. Construction activities were carefully sequenced alongside an operational unit on the sixth floor, requiring close collaboration with hospital staff and Environmental Services to access patient rooms, complete work efficiently, and return spaces to service with minimal disruption. Compounding the complexity, the area immediately outside the construction zone remained an active physical therapy and recovery unit throughout the project.
Prior to opening, the project successfully achieved final inspections from BFS and HFES, ensuring full compliance with healthcare regulatory requirements. Construction was completed over a six-month schedule, followed by an additional month dedicated to owner-provided furniture, fixtures, and equipment installation. The total project value was approximately $5 million.
