Roncelli has been selected as the Construction Manager for The Reckmeyer renovation project, a transformative development that will combine three historic buildings on Broadway Avenue in Detroit: the MacDiarmid Candy Company Building (1322), the Reckmeyer Building (1326), and the Michigan Cut Flower Exchange Building (1332). Located within the Broadway Avenue Historic District, these buildings hold historic designation and are part of a neighborhood that has shaped Detroit’s cultural and architectural landscape.

The district, with structures dating from the 1890s to the 1920s, was historically a hub for women’s trades and florists. Today, it is a vibrant cultural and entertainment destination, home to landmarks such as the Detroit Opera House, The Siren Hotel, The Metropolitan Hotel, the Detroit Athletic Club, Comerica Park, and The Belt.

This ambitious project will merge the three properties into a single mixed-use development, featuring:

  • Retail and Restaurant Spaces: Up to 6,462 square feet of space dedicated to two new restaurants on the ground floor.
  • Residential Development: A new 9-story building behind the historic facades, adding 71,234 square feet of modern living space with 80 apartments. The upper floors will include a mix of studio, one-bedroom, and two-bedroom units, along with select premium offerings such as penthouses and units with outdoor terraces or balconies.
  • Historic Preservation: The development will preserve and restore two of the buildings’ historic facades, maintaining the area’s architectural charm.
  • Public Spaces: A reimagined alley behind the buildings will be transformed into a lively, walkable area with storefronts, cafes, and public art.

The groundbreaking ceremony took place in October 2024, with the project scheduled for completion in early 2026.
